Selling your home is said to be one of the most exciting yet hectic experiences you will ever endure, but we are here to help in any way we can to make this tough time a little easier for you. Here are just a few ideas that will assist you when preparing to put your precious asset on the market.

Present to impress 

  1. Spruce up the house. Cleaning is not everyone's forte. It will likely drive you a little crazy, so hiring a professional is generally the best decision.

  2. Declutter. Whether that means hiring a short-term shed for your belongings or watching a few episodes of Marie Kondo, decluttering will help you move on those preloved items that don’t ‘spark joy’. Buyers can’t mentally move in if they can't see the floor. Plus, you might make a bit of money through Gumtree, eBay or Facebook Marketplace with your second-hand possessions.

  3. Try To View The Property As An Outsider. Note all the jobs and tasks that need to be completed, from the skirtings to the dusty fans. When viewers see that the house is clean and well-presented, it will give a better impression of the property. Plus, most buyers don’t want to take on an overpriced unfinished project.

  4. Gardening. First impressions do count, and overgrown trees, empty pots, weeds and dead plants don’t add value and could potentially lose a buyer. So cut the grass, pull out the weeds, mulch the garden and do any extra jobs to tidy up the exterior.

 

Find an agent you feel you can trust.

 

Don’t be misled by agents buying listings. A good agent will provide you with a Comparative Market analysis (CMA). This CMA will show you the recent comparable sales and give you a realistic indication of the price of your asset. Be realistic with your price expectations, You don’t want it to sit on the market for months.
